Identifying Asbestos
Identifying the presence of asbestos within a building or equipment should be seen as the first step in the process towards managing your duty of care with regards to (ACM’s) don’t panic as the thorough removal of all ACM's is not always the recommended remedial action firstly one must assess the overall condition of the asbestos to check its suitability for less intrusive actions such as encapsulation by utilising a coating that is specifically formulated to effectively seal in loose asbestos fibres.
Complete removal is only ever undertaken/recommended when the building in question has been scheduled for demolition or where the ACM’s are deemed to be in an advanced state of decay, for building refurbishments it is considered best practice where practicable for the asbestos containing material to be made safe and left in place and their condition monitored and documented at regular intervals to ensure that further degradation has not occurred and to ensure that the ACM;s present are not disturbed by any future works.
